During routine appliance testing, we uncovered a few extra problems in this rental property that need sorting out:

1. The smoke detectors are installed in the dead-zone, where smoke struggles to reach. They should be on the ceiling, at least 300mm from walls or anything else.

2. The fuseboard has no cover, with exposed copper conductors—a big safety issue.

3. The boiler has two carbon monoxide detectors sitting on top. Only one is needed, and it should be 1-3m away on the wall.

4. A 6-gang extension lead has exposed insulation at the plug head, making it a fail for the PAT Test.

Once these issues are fixed, the property will be safe and up to standard!

On-Call: Occasional rotation for emergency call-outs

Minimum of 5 years of experience in plumbing and gas engineering
Full UK driving licence
Proven experience in conducting safety inspections
